I just bought a unit — what should I do first?
Welcome! Please register as a new owner so the Association has your current mailing address, phone, and email and you receive assessment statements and required notices. We also recommend reading the Declaration and the Community Manual (Bylaws, Rules, and Assessment Collection Policy).
What are assessments and how do I pay them?
Assessments are the regular dues that fund the community's common expenses — maintenance, insurance, and operations. Amounts, due dates, and payment methods are set out in the governing documents and the Assessment Collection Policy. See the Financials page or email treasurer@vlscoa.org.
Where do I find the governing documents?
All recorded dedicatory instruments are on the Governing Documents page — each with a readable online copy, the recorded PDF, and a direct link to the Hays County record. The recorded management certificate is on the Management Certificate page.
I want to make an exterior change to my unit. Do I need approval?
Most exterior modifications require architectural approval before work begins. Review the Design Guidelines and submit an architectural (ACC) request through the Forms & Requests page.
How do I contact the Board?
Use the role-based contacts on the Board & Contacts page. We publish office addresses (like board@vlscoa.org) rather than personal emails so your message always reaches the current officer.
When does the Board meet?
Meeting notices, agendas, and approved minutes are posted on the Meetings page, and notice is delivered to owners as required by law.
Can I inspect the Association's records?
Yes — owners have a statutory right to inspect and copy many Association records on request. Some records are confidential and are withheld as required by law. Start a request on the Forms & Requests page.
How do I keep my contact information current?
Use the owner contact update form. Keeping your information current is your responsibility under the governing documents, and it is how you receive statutory notices.
I'm a renter or tenant, not the owner.
Residents who are not owners are welcome to use support@vlscoa.org for community questions. Official Association notices are sent to the owner of record.
