Governing Documents

These are the recorded dedicatory instruments that govern Village at Ledge Stone. They are posted here for members and residents in accordance with the Association's obligations under the Texas Uniform Condominium Act (Tex. Prop. Code ch. 82).

Which version controls. The recorded instrument filed in the Official Public Records of Hays County, Texas is the authoritative version. The reading copies below are unofficial convenience transcriptions; if a reading copy and the recorded instrument differ, the recorded instrument controls. Every entry links to the county record so you can verify against the source.

How these documents fit together

Village at Ledge Stone sits inside a larger master-planned community. Two layers of covenants apply:

Each instrument's own Definitions article controls what its capitalized terms mean. The same word can mean different things in the Master Covenant and in the Declaration.

Community Manual — Bylaws, Rules, Certificate of Formation & Assessment Policy

The Association's Bylaws, Rules & Regulations, Certificate of Formation (Texas SOS File No. 800738983), and Assessment Collection Policy are all contained within the recorded Community Manual.

Policies adopted by the Board — for example records production and copying, payment plans, and enforcement — will be posted here as they are adopted.

Need a document that isn't posted? Owners have a right to inspect and copy certain Association records on request. Please use the records request option on our Forms page or email info@vlscoa.org. Some records are confidential and are withheld as required by law (Tex. Prop. Code §82.1141) — for example, other owners' personal information and privileged legal matters.
